Job Description

Job Summary We are looking for an Analyst to join our Real Estate Debt team in Edmonton, Alberta. Reporting to the Director of Underwriting, the successful candidate will work closely with the Origination team through the mortgage application and loan funding process. Key Areas of Responsibility Complete the timely feasibility assessments of prospective mortgage loan opportunities for medium complexity loans and provide support to Originators through the loan structuring process, identifying key risks and mitigants.

Work closely with the Originators to assist in the thorough underwriting and structuring of all commercial mortgage loan requests, including land acquisitions, servicing, construction, inventory loans, bridge financing, CMHC‑insured financing and conventional term financing. Prepare credit applications to be submitted to the Investment Management team, identifying and addressing market value, exit strategy, key risks and mitigants, and borrower‑specific details such as repayment strategy, credibility and feasibility of proposed projects. Effectively benchmark prospective mortgage loans against internal lending guidelines and comparable deals.

Assist in the preparation of Term Sheets, Discussion Papers and Commitment Letters for the Investment Management team to review and approve in relation to new mortgage loan opportunities. Prepare formal loan presentations to third‑party lenders and ensure any questions or additional information requirements are provided to obtain a loan agreement. Assist in ongoing loan maintenance, including receipt and review of annual reporting requirements, processing of extension and amendment requests and addressing any lender or borrower requests as they arise.

Stay up to date on industry trends, regulations and market conditions that may impact borrower or lender investment decisions. Capabilities and Credentials A bachelor’s degree in finance, real estate, economics, business, or a related field is required. 1‑2 years of previous experience in a mortgage or real‑estate related role is preferred. Knowledge of real‑estate financing, loan products, and financial analysis techniques is considered an asset.

General understanding of mortgage products, market trends, and economic factors that affect real‑estate valuations across different asset classes is considered an asset. Familiarity with mortgage loan documentation, legal and loan security processes and applicable regulations is considered an asset. Advanced proficiency in Microsoft Office, specifically Excel.

Comfortable dealing with highly confidential information. Financial acumen and a strong understanding of macroeconomic themes and the equity and debt market functions. Demonstrates strong analytical and problem‑solving abilities, using data‑driven insights to simplify complex challenges and inform sound decisions.

Skilled at tailoring communication styles to effectively match the message and audience. Exceptional attention to detail, ensuring accuracy across documentation, correspondence, and all related loan materials.
