Job Description Job Description Salary: $70K+ Depending on Experience About Us: Rolling River Investments is a Nashville-based boutique investment company that owns and oversees a mixed portfolio of commercial, agricultural, and residential real estate assets, as well as other subsidiary businesses. Job Summary: Were looking for an independent and collaborative individual to ensure the smooth execution of administrative duties related to assets and subsidiary businesses. The manager will collaborate with senior management and necessary third parties to maintain smooth operational efficiency across all real estate assets and any future assets.
Successful candidates will demonstrate a hands-on mentality, a commitment to upholding extremely high standards, and the ability to pivot when necessary. Responsibilities: Oversees budgets, lease administration, and tenant service delivery. Oversees various internal service areas that typically include administrative/office/financial operations, facility maintenance/space planning, security, hospitality services, equipment and supply procurement, vendor management, and others.
Coordinate and prepare monthly expense reports with a detailed summary of spending and costs Entry of Accounts Receivable and Accounts Payable Ability to conduct month-end property reconciliations and small business reconciliations Prepares work orders and schedules maintenance. Maintains all tenant, contractor, and property files and documentation, including leases, insurance certificates, and invoices. Promotes and maintains positive relationships with tenants by providing prompt attention to service requests.
Develops financial and business plans for profitable property ownership. Oversees budgets, lease administration, and tenant service delivery. Communicates and coordinates with vendors to determine maintenance needs, request quotes, and maximize return on investment.
May initiate or assist with the buying and selling of properties and assets in the portfolio.
