Bilingual Junior Transactions Manager - Future Opportunities We are looking for a fullâtime bilingual (French/English) Assistant Transactions Manager to join our team in Ottawa. This role requires an active Ontario and/or Quebec Real Estate License. Job Description SUMMARY The Junior Transactions Manager is responsible for managing the knowledge of leased properties, coordinating new leasing with outside brokers when required, and handling leasing renewals for office space on behalf of one of our corporate clients.
The Assistant Transactions Manager works closely with the Operations Manager and the client. Additionally, the Assistant Transactions Manager will be involved in commercial realâestate market research and will coordinate the ongoing leasing documentation and transactions when required. Key Duties & Responsibilities Manage all aspects of existing leasesâincluding renewal, expansion, reduction, and terminationâcoordinate feedback, and advise all parties involved in the transactions.
Organize and coordinate leasing of surplus space as required. Ensure thirdâparty occupancies do not adversely affect other tenants or the clientâs business and operations. Obtain and retain knowledge of the clientâs leasing documentation and terms contained within, in order to respond to any inquiries.
Assist in developing a strategy to align leased properties in the clientâs portfolio with changing workspace requirements. Provide recommendations on how to improve business processes and best practices with a view to improving and streamlining roles and responsibilities. Assist in changeâmanagement procedures within the clientâs portfolio as workspaces transform to newer standards.
Source, negotiate, and interact with the brokerage community to obtain optimal business terms and conditions for new leases, lease renewals, and license agreements across the clientâs realâestate portfolio. Serve the clientâs dynamic requirements in real time with creative solutions and compliance with applicable brokerage regulations. Liaise with realâestate brokers and planning consultants in markets across Canada, as well as with the clientâs legal counsel.
Internal concerned partiesâincluding Project Management, Operations, Lease Administration and Taxationâwill also be involved in most transactions. Work closely with space planning and moveâmanagement groups to ensure accommodation requirements are factored into the overall leasing and workspace strategy for the client. Respond to queries from internal and external clients regarding requisitions, reports, records, and/or accounts.
Prepare letters, reports, lists, tenders, presentations and other material as requested. Supervise and produce economic and profitability analysis. Prepare an overall lease summary to obtain senior management approval from the client which includes a detailed analysis of lease costs, impact on budgets, and a comparison of alternatives.
Maintain a workload status report of ongoing and completed transactions. Prepare leasing and revenueârelated budgets annually. Knowledge & Skills Community college diploma preferably in business administration.
Minimum 3â5 years of realâestate transaction work experience in either the commercial or retail sector. Advanced realâestate acquisition, renewal and disposition strategy development and execution skills. Skilled at persuading, influencing and negotiating to achieve desired outcomes.
Highly advanced relationshipâmanagement skills and ability to develop and manage relationships with multiple concerned parties. Highly advanced realâestateâtransaction related documentation development, application and interpretation skills. Highly advanced analytical skills to identify optimum realâestate cost structures, pricing and value for the client.
Strong marketâresearch skills along with current knowledge of market trends and conditions. Current knowledge of industry practices, trends and requirements. Knowledge of realâestate legislative requirements for the assigned province.
English is required because you will be dealing with Englishâspeaking customers as part of your job. Licenses and Professional Accreditation Must be capable of obtaining appropriate security clearance. Real Estate License for the assigned province (required).
Demonstrated language proficiency (both verbal and written) in English and French (required). This is a regular, fullâtime position with a salary range of $61,850 â $77,313 per annum.
