Job Description

This role is a permanent full‑time Site Manager position with the WorkSpace team, focusing on fit‑out and minor building work projects across the UK and Ireland. Operational Responsibilities Have an understanding of the type of building contract and the key project stakeholders (e.g., client, client’s representatives, design team). Have a full understanding of the scope of works for each sub‑contractor package and access to a paper copy of each sub‑contractor order.

Liaise with the project manager and quantity surveyor on works not deemed to be included within the scope of works. Issue permits for various work activities and close them out accordingly; undertake material/equipment orders and liaise with the project quantity surveyor. Manage provisions, diversion, upgrade, and protection works through meetings and dialogue with relevant utility companies.

Make necessary applications for permits to the Highways Authority for road openings, skip locations, and welfare facilities. Apply for temporary building water, drainage discharge, and electricity connections to welfare facilities from utility companies. Understand any off‑site Highways works and manage the process through meetings with relevant parties.

Quality Responsibilities Raise NCRs for works undertaken that are of poor quality. Ensure sub‑contractors compile and issue inspection and test plans (ITPs) for various work packages, and that these are checked and closed out. Compile snagging lists and manage the process for closing out.

Health & Safety Responsibilities Understand duties and responsibilities regarding current Health and Safety/CDM legislation and ensure compliance on each project. Undertake the role of temporary works coordinator (where applicable). Ensure labour‑only sub‑contractors are properly assessed for their tasks and that method statements and risk assessments are in place.

Qualifications Relevant professional qualification. Proven track record of safe delivery of high‑quality medium to large‑scale projects to budget and programme, managing subcontractors in line with safety and environmental legislation. Experience in commercial, retail, healthcare, education, refurbishment, and/or new build projects.

CSCS/CSR card. SMSTS qualification. Experience of temporary works procedures.

Ability to operate within a team environment. Ability to produce short‑term programmes. Flexible, with a full UK driving licence and prepared to travel across the UK and Ireland to support business requirements.
