Location: Ottawa, ON (On-site) Language: English, strong written and verbal communication required About the Opportunity This Property Operations Manager opportunity offers a hands‑on leadership role overseeing a diverse portfolio of commercial and industrial properties across a major Canadian market. You will play a key role in ensuring buildings operate efficiently, tenants are supported, and projects are delivered with quality and care. Working closely with senior leadership and a dedicated maintenance team, the Property Manager will help drive operational excellence across multiple sites including office, retail, and industrial spaces.

Your ability to balance day‑to‑day operations with long‑term planning will directly impact tenant satisfaction and asset performance. What’s In It for You A stable, permanent opportunity within a well‑established real estate environment Exposure to a diverse property portfolio and large‑scale capital projects A collaborative team culture with direct access to leadership The chance to lead initiatives that improve building performance and tenant experience Your Responsibilities You’ll oversee day‑to‑day building operations, ensuring maintenance activities are completed efficiently across multiple properties You’ll lead and support maintenance staff, including supervising a coordinator and conducting regular team meetings You’ll manage vendor relationships, including contracts for HVAC, cleaning, landscaping, snow removal, and other essential services You’ll review and approve work orders, purchase orders, and quotes, ensuring cost control and quality standards You’ll coordinate and administer capital and construction projects, including tenant fit‑ups, roofing, paving, and major system upgrades You’ll conduct regular site inspections and respond to tenant inquiries and operational issues You’ll contribute to budgeting, financial tracking, and reporting, including variance analysis and capital planning Skills and Qualifications 2‑3+ years of progressive experience in building operations or property management Strong knowledge of commercial building systems including HVAC and maintenance programs Experience managing vendors, service contracts, and capital projects Familiarity with property management systems such as Yardi is considered an asset Financial acumen, including budgeting, forecasting, and cost tracking Proven leadership skills with the ability to manage teams and prioritize competing demands Strong communication and problem‑solving abilities All qualified applicants will receive fair consideration for employment.
