About the Role Reporting to the Vice President, Operations, this newly created opportunity for a Contracts Manager , will oversee the entire procurement process, focusing on securing services that deliver the best value. As a Contracts Manager, you’ll play a key role in developing and implementing procurement strategies for our properties, managing supplier relationships, optimizing supply chain operations, and ensuring compliance with company policies. Additionally, you will collaborate with various departments to ensure procurement strategies align with overall organizational objectives.

Key Responsibilities Establish and maintain procurement standards that meet or exceed industry benchmarks Provide input on material procurement for site renovations Create and negotiate vendor contracts on behalf of Equiton Living and ensure compliance and enforceability for these contracts Measure and track all vendor contracts including compliance and serve as a vendor relationship manager for Equiton Living Manage contracts with suppliers, ensure the company can achieve cost reduction, quality assurance and long-term partnerships; Leverage volume concessions and development purchasing strategies across Canada Establish and carry out a full spectrum of procurement services including PO creation, reporting, vendor and cost management Manage contract and purchases, approvals and pricing through the Yardi Modules provided to ensure all cost and approval are being tracked in accordance with policy Partner with the head office operations team, regional managers and site staff to effectively manage the supply of goods, ensure cost efficiency and compliance with group procurement standards and policies Create purchase orders for general property equipment, facilities management, marketing and repair & maintenance purchases; and procure materials and services that meet quality standards Work collaboratively with the operations, finance and other corporate teams Create and oversee procurement reports for financial analysis by Equiton’s finance teams Work on any ad-hoc projects and procurement assignments shared by senior leadership based on business needs What You Bring: Strong problem solving and organizational skills Entrepreneurial spirit Negotiation and contract writing skills Functional expertise in vendor relationship management Detailed, results oriented, and driven Exceptional communication skills (written and verbal) Ability to work independently and proactively Fundamental understanding of general accounting principles Sound judgement, problem solving skills and decision-making skills A post-secondary degree in business, accounting, or law is an asset 3+ years of purchasing and or contract writing experience in a fast-paced environment or in a Real Estate/Property Management environment Experience with Yardi’s Service Contract Manager module is an asset SCMP designation is an asset Predictive Index Assessments As part of our hiring process, candidates complete two short assessments from Predictive Index: A Behavioural Assessment (5–10 minutes, untimed) to understand your work and communication style. A Cognitive Assessment (12-minute timed) to measure learning and problem-solving abilities. These are not tests of intelligence or experience, they simply help us understand how you work best.
