About the Role Advance is a national housing and support provider that exists to transform the lives of people with a disability or mental health condition. This is an exciting opportunity to step into a brand‑new Asset Manager role and shape how we manage, invest in, and future‑prove our housing portfolio.

You’ll deliver on our approach to long‑term asset planning, sustainability and major works – ensuring our homes remain safe, high‑quality and ready for the future. What You’ll Do Lead, develop and inspire a small team focused on asset management and property services. Deliver a forward‑looking Asset Management Plan to guide investment and improvement.

Plan and deliver our programmed and cyclical works – from major repairs and upgrades to decarbonisation and sustainability projects. Manage budgets and ensure works are high‑quality, compliant and value for money. Oversee contractor frameworks, performance, health & safety and continuous improvement.

Strengthen our asset data, stock condition intelligence and long‑term planning. Keep customers and colleagues engaged and informed throughout programmes of work. What We’re Looking For Strong experience in social housing asset management, planned investment and major works delivery.

Excellent understanding of property legislation, compliance, tenancy and leasehold matters, and H&S. Confident people manager with experience of leading staff and contractors. Skilled at balancing priorities, analysing data, planning workloads and making decisions.

Strong communicator with excellent numeracy, IT skills and an eye for improvement. Experience supporting vulnerable customers is essential; relevant professional qualifications are a bonus.
